Revised plans for a destination spa hotel and high-end residential scheme as part of a major redevelopment of a Devon marina have been approved.
Developer Premier Marinas is transforming the former Philip & Son boat building yard at Noss on the River Dart, near Kingswear opposite Dartmouth.
Internal layouts of a previously consented design of the complex, which will see the delivery of a 69-room hotel and 44 apartments, have been “completely overhauled” by architect Dexter Moren Associates (DMA)
DMA said it had “completely redesigned” the internal layouts on the previously consented applications by Totnes-based architect Harrison Sutton Partnership, to enhance the value and operational efficiency of the building and make it easier to build.
Changes include a reimagined approach and main entrance to the proposed 5,364 sq m hotel, while its spa facilities have also been altered to include an expansive ‘private’ outdoor terrace.
DMA, which specialises in the design of hospitality venues, said limitations on the approved ridge height of the hotel and restrictions on the ground-floor level due to flood concerns had created an issue with internal ceiling heights. The company said it had worked alongside structural teams to deliver a “workable solution” without the loss of a level.
In the residential section, DMA said it had reviewed vertical circulation locations to allow lift access to all floors, reduced the number of access stairs by half and introduced new penthouses instead of duplex apartments.
A central square, around which the hotel and residential apartments stand, has also been redesigned to improve access for residents and guests, as well as to allow space to relocate a war memorial to workers of the former boatyard who lost their lives during the First and Second World Wars.
The project is due to start on site in late Q3 or early Q4 2022.

The new marina will have around 232 fully serviced berths for vessels – increased from 140 berths – while there will also be a number of commercial units.
The Philip & Son shipbuilding yard was established in the 1880s, but the site has operated as a marina and boatyard since shipbuilding ceased in the late 1990s.
